Welcome to your weekly 5 Things Friday post where we cover the Loudoun county real estate market, fun things to do, and new things to try in the NoVA area!

THE MARKET

List to close price ratio drops slightly.

The list to close price ratio dropped slightly from last week, but still remains above 100%, reflecting the continued competition for limited inventory.

Competition continues heating up.

Competition among buyers is still intense as the average time to contract is down 4 days from last week, but still remains 4 days higher compared to the average time-to-contract for the same week in 2022.

Sellers still reluctant to list.

With new listings significantly lower than levels seen in 2019, low inventory continues to drive prices higher but this is still not enough for some sellers to list. The pause in Fed rate hikes and a decline in mortgage rates could entice some sellers into the market later this summer, though supply will remain constrained.
