As you know, I (Karen) am a huge fan of the Carriage Homes in South Riding, VA, which happens to be my own hometown. 

We’re lucky to have a few pockets of Carriage Homes here in Loudoun County, but overall they’re pretty rare. South Riding happens to have three small sections: one along the golf course on Creek Run Terrace and Tremaine Terrace, one on the Fortitude Terrace loop off of Riding Center Drive, and a third tucked away on Londontown Terrace.

A few months ago, I had another Carriage Home listing that sold in just seven days. We could have ratified a contract even sooner, but we had 40 showings on that property and wanted to wait until all offers came in. We ended up getting seven offers on the property. The point is…homes like this are in demand! 

Why? 

Well, my personal opinion is that Carriage Homes are the perfect blend of a single family home and a townhome. Like a townhome, these attached structures are relatively low-maintenance with just a small yard to take care of. But the layout feels more like a single family home, without the “vertical” feel and narrow rectangular footprint of a townhome. (Note: Photos of rooms with furniture are “virtually staged.”)

Location, Location, Location…

This Carriage Home happens to be an end unit, which allows for more windows and some nice landscaping along the side. It’s situated on Fortitude Terrace, which is a quiet loop conveniently located off of Riding Center Drive and right near the World Trail exercise path. It’s also within walking distance of Liberty Elementary School and Freedom High School. In the opposite direction is the new Dulles South Recreation Center, complete with two pools, an indoor track, basketball courts, a rock climbing wall, fitness equipment, and group exercise rooms. It’s a county facility that’s open to the public either on a fee-per-visit or membership basis. 

But back to the Carriage Home and what makes it so special…

This home has been incredibly well maintained. It’s only 13 years old, but none of the systems/appliances are original. Both HVAC systems, the hot water heater, washer and dryer, refrigerator, wall oven and microwave, dishwasher, disposal, and garage door and opener have all been replaced/updated. There are numerous decorative touches, including walls of windows, cathedral ceilings, and Palladian windows. The upstairs is a great domain for kids, with two bedrooms, a spacious bathroom, and a large loft — which is perfect as a home study/distance learning space or for relaxing in front of the TV and playing video games, complete with surround sound.

A rec room in the basement is large enough for multiple uses as well, whether it’s home entertainment, exercising, or a quiet work-from-home area. One of my favorite things about the house is actually the cute backyard oasis. A well-maintained Trex deck spills out onto landscaped beds of flowers and shrubs. There’s some privacy between neighbors, and the deck offers plenty of space for dining as a family, entertaining, and spreading out to work.

… and there’s no better time to answer

As “Zoom towns” boom in popularity, we are starting a new series intended to help you stay informed and aware of the ever-changing world in these unprecedented times. We hope you enjoy it!

Location, location, location: the motto of the real estate agent. And despite being a trope, it’s not wrong. When you consider where you’re going to set down stakes and live, you should always consider how close you are to everything that matters. Make sure you’re near good schools. That it’s only a quick jaunt to handy shopping and delicious dining. And that your job commute is short and sweet.

Under that criteria, it’s hard to find any sort of ideal location, location, location these days in the DC area. Any native can tell you, no matter where you live, it’ll take you at least 30 minutes to get ANYWHERE. And you’ll be paying for the convenience of a 30-minute commute with a hefty house price, crowds, and a lot less house. On the other hand, not sitting in an hour of beltway traffic on a hot Friday afternoon is worth it, right?

Except. Now you don’t have to.

Everyone says “Covid-19 has changed everything,” and that’s no less true than with real estate. Schools are online. Groceries and dinners are delivered. And most offices are embracing the idea of giving up the expense of brick and mortar real estate to become remote. It doesn’t matter if you’re 30 minutes or three hours from the office—your cute Zoom meeting background won’t change. So why pay the hefty house price for the convenient commute that you’re not making?

And for these reasons, there has been a significant upswing in people migrating to “Zoom towns,” which are noted for offering a casual, more picturesque, and less expensive options—but because school and work are all online, they don’t come with a long commute to where the jobs are.

As Fannie Mae recently noted, “we are seeing some early signs of shifting buyer preference to locate to lower density areas.” And Redfin agrees: “there’s more demand—and less supply—for rural and suburban neighborhoods than cities as the pandemic influences homebuyer preferences.” But that doesn’t mean there are no options.

Over the course of this series, we’ll explore some of the “Zoom towns” around here.

Why Not Get More for Your Money?

Here are six out-there, but not-too-out there, neighborhoods where you can enjoy the gorgeous beauty of landscapes, the quiet peace of nature, and much more house for your money. Each of these communities are a perfect mix of the rural, scenic west, and the vibrant, urban east of Loudoun County.

In fact, within the immediate area, you can explore acres of natural beauty and real-life history with Ball’s Bluff Battlefield Regional Park—offering tours, living history events, trails, and outdoor programs. Other local parks provide waterslide and pool adventures, camping and cabins along the Potomac, and miles of natural trails for walking, hiking, and biking.

And, not so far away is the vibrant and growing Downtown Leesburg area that offers the quaint and quiet charm of your favorite small-town with independently owned shops, bars, and restaurants. Yet within a few miles down Rt. 7 either direction, you can find outdoor plazas boasting Wegmans, movie theaters, commercial retail, bowling alleys, world-class hospitals and schools, and anything else you need now—but that takes you half an hour or more to reach.

Life in Willowsford may be quieter than usual right now, but you can certainly enjoy the beauty of spring in this neighborhood. Consisting of four separate “villages,” Willowsford was designed to preserve ample open space, trees, and also incorporates a working farm for residents. Ponds, boathouses, trails, community gardens, and dog parks dot the landscape.  Half of Willowsford’s 4,000 total acres, including the farm, is a conservancy.

Limited New Home Sites From a Few Builders Remain

Numerous residential builders have been a part of the development of Willowsford, which began in 2011. At this point, due to its popularity, only about 200 of the 2,300 total home sites remain available, and the neighborhood is expected to be sold out by the end of this year.  NV Homes still offers many models to choose from, and Beazer Homes and Drees Homes have limited availability. These homes can be found in The Greens and The Grove sections of Willowsford, which straddle each side of Braddock Road west of Northstar Boulevard in Aldie (zip code 20105). The northern two sections of Willowsford, which are in Ashburn (zip code 20148), are The Grange and The Grant. They officially sold out as of about a month ago.

Whether you have your heart set on new construction or want to keep an eye out for resales in Willowsford, there are numerous styles of homes to choose from. One line of homes called Line K from K Hovnanian offers a contemporary look, soaring ceilings, and a European influence. They sold quickly, due to their unique styling. Other builders have sold out as well. But if you let us know your preferences for size, style, location, lot size, and square footage, we would be happy to keep an eye out for any “Coming Soon” resale listings. Willowsford will appeal to anyone who likes the idea of suburban neighborhoods and meeting one’s neighbors…but with less congestion of homes and more open space. Nature lovers will enjoy the 40 miles of the trail system for biking, walking, or running through the woods, as well as the camping area in The Greens. And, of course, there’s Willowsford Farm, with areas in The Grant, The Grange, and The Greens where produce is grown for the community. In fact, Willowsford Farm just received their organic certification last year. Residents can choose to buy customized shares in the farm or visit the seasonal farm stand for fresh produce and other things like bread. Home delivery is even available!

Outdoor Activities and Year-Round Events for All Ages

Other unique and popular features of this sprawling community include tree houses, a community garden in which residents can pay for a plot of land to farm on their own, a kids bike track, a zip line, and an archery range. Of course, you’ll find numerous ponds stocked for fishing, pools, parks, dog parks, and recreation areas throughout. There’s a Community Center that includes a nice gym in both The Grange and The Greens. Adding to the sense of community are year-round events like cooking classes and chef dinners in the large demo kitchens, Autumn Fest, Santa Visits, a Valentine’s Dinner, and even “Superfood Bootcamp” in January!

Thirteen resident-run community clubs make it easy to meet other residents with similar hobbies. There’s the wine club, brew club, garden club, mountain bike club, and archery club, to name a few.

Residents of Willowsford can also host parties at either the elegant Sycamore House in The Grange or the more rustic and cozy Lodge in The Greens. These clubhouses, exclusively available to residents, are perfect for weddings, birthday celebrations, graduation parties, and other celebrations with their versatile indoor and outdoor spaces. There’s even a large kitchen, shown below, for parties and demonstrations inside Sycamore House.

Schools and Shopping for Willowsford Residents

Schools for The Grange and The Grant include Madison’s Trust Elementary, Brambleton Middle School, and Independence High School. Kids from The Grove go to Goshen Post Elementary, while Buffalo Trail Elementary serves The Greens. Both these sections feed into Willard Middle School and John Champe High School (but then moving to the brand new Lightridge High School, due to open in the Fall of 2020 right along Braddock Road).

Unlike some other neighborhoods in the southern part of Loudoun County, the areas of Willowsford do not have their own shopping centers. The northern section of Willowsford off Evergreen Mill is in relatively close proximity to Brambleton Town Center, with a movie theater, large gym, doctor’s offices, a new library, Harris Teeter, and various shops and restaurants. The southern section of Willowsford on either side of Braddock gravitates toward Stone Ridge for basic shopping needs like Harris Teeter, along with a handful of restaurants and stores. Another beautiful two-story library is right across the street. Dulles Landing shopping center just north of Route 50 offers a Walmart, Dick’s Sporting Goods, Bed Bath & Beyond, Buy Buy Baby, Michael’s, DSW, and more. There are plans for even more commercial development in this area of southern Loudoun County in the years to come.

With resale inventory continuing to be historically low, it’s a great time to consider new construction. Fortunately, there are still some builders in Loudoun County with large build-outs of planned communities in progress. This is significant, because there is currently only land for 2,200 single family new builds east of Route 15 in Loudoun County with the current zoning limits.

One veteran area builder of planned communities is Toll Brothers, and they are seven years into developing the beautiful Lenah Mill community of single family homes. Located right off Route 50, west of the Stone Ridge community, you’ll find four different collections of homes. They range from the Parker Collection starting in the mid-$600s with about 2,500 square feet of living space to the Estates starting at $900,000 and delivering up to 8,000 square feet of living space and up to 4 garage spaces. Construction is expected for at least another two years.

With options to further tailor each floor plan for your lifestyle, you can really make these homes your own, complete with luxury finishes that are often included in the base price. You should see some of the luxurious master bath suites with double showers and soaking tubs! The three largest collections have 10′ ceilings on the main floor and 9′ upstairs. This makes such a difference visually and contributes to a feeling of openness and space. Some interesting things Toll Brothers has done with these floor plans is to get rid of centrally located staircases, moving them to the side for a more open floor plan. In addition, they’ve steered away from two-story family rooms to reduce noise and echoing upstairs. This also allows for a major increase in square footage upstairs so that family room “lofts” are now the focal point of the upstairs, with the bedrooms fanning out from that central space (see the cozy spot below). Another increasingly popular feature — a main level Master Bedroom Suite — is available in each collection. This is perfect for all sorts of scenarios, including multi-generational living.

Other unique features that today’s sophisticated buyers request…

Some floor plans even offer two kitchens…the main open kitchen as well as a smaller kitchen behind closed doors (sometimes known as a “spice kitchen”) for prepping. Toll Brothers has taken feedback from their buyers seriously. Nice touches including large windows with fewer panes and extra recessed lighting as standard make you feel like you’re getting a high quality home without being nickled and dimed.

Choices in the Design Center for flooring, cabinetry, and lighting are constantly changing to reflect current tastes. Areas off the garage on the main level can be tailored for a “drop zone” with simple cabinetry or even built out into a full “mud room.” There’s also an option to add a doggie shower to this space, as shown below! I was floored by the gorgeous outdoor living spaces that are options on these homes. Spaces that transition from indoors to the outdoors include rooms with fireplaces, pocket doors that disappear, outdoor drywall, and integrated space heaters in the ceiling…making these spaces usable on all but the coldest days of the year (see below). Because Toll Brothers owns a landscaping company, landscaping packages can be built into the mortgage, cutting down on big financial outlays once you move in.

Something I love that I haven’t seen from other builders is how Toll Brothers’ uses low-VOC paints, woodwork, and carpet in their homes at Lenah Mill. That’s important to me, as it reduces the “outgassing” of chemicals that you often have in new homes. There are a lot of useful high-tech features as well, including keyless Baldwin door locks, and Wi-Fi controls for the thermostat and garage door.

I’d be remiss if I didn’t mention what really makes this community spectacular, and that’s the open spaces and smart planning that Toll incorporated into this large Loudoun County parcel. You’ll find a clubhouse that’s already being renovated to reflect a light, updated color palette; an outdoor amphitheater; a dog park; multiple sports fields and courts; a health and fitness studio;  a competition pool and family pool; playgrounds; a lake and boathouse; fishing ponds; a community garden; and miles of scenic trails for walking, running, and biking.  Events for both families and adults fill the annual calendar, giving you plenty to do right in your community. Loudoun County is home to many planned communities, and one of the more notable and popular ones is Brambleton. While it has a close-knit community feel, it also offers the energy and excitement of an urban space.

Begun in 2001, Brambleton offers homes, condos, and town homes of all sizes, built by a variety of reputable builders over the years. The town center’s expanding retail and restaurant scene, including a movie theater, lends an urban vibe and serves as a central gathering place. If you’re looking for greener spaces, check out Legacy Park, a mini “Central Park” style area across from the town center. You’ll find swings and a playground for kids, plenty of spots for relaxing under a shady tree, and the perfect area for dog walking and greeting neighbors. Other parks are scattered throughout the neighborhood, and a new Dog Park just opened. There’s great anticipation surrounding the 257-acre Hansen Regional Park, due to be complete in the spring of 2022. It will offer multiple fields, baseball diamonds, equestrian facilities, a skate park, mountain bike trails, picnic areas and more.

Brambleton is served by four elementary schools, two middle schools, and three high schools. Daycare centers, preschools, and tot lots dot the landscape, giving young families plenty of options to keep kids active prior to elementary school. If you’re an exercise enthusiast, you’ll love the 18+ miles of local walking/jogging trails that wind their way through the community, in addition to numerous pools, tennis courts, exercise stations, and the large Onelife Fitness gym. (Best of all, all buyers of new construction get a free one-year membership at the gym!) A regional golf course flanks the northern end of the community, and the adjacent Beaverdam Reservoir offers boating, fishing, hiking, and rowing opportunities.

The Brambleton Public Safety Fire & Rescue Station sits at the southern part of Brambleton, offering a degree of comfort. Future plans include more commercial development, an Educational/Medical Campus, and a Cultural Center. Of course, there’s already doctors’ offices, a Harris Teeter grocery store, Peet’s Coffee, 14 restaurants, and over 50 retailers. The biggest event to generate excitement over the past year was the opening of the 40,000 square foot state-of-the-art Brambleton Library (shown below), offering not just books and resources but meeting rooms, open spaces, events, a Makerspace lab, and even notary and passport services.

With so much right within Brambleton, you may find you don’t have to go elsewhere for much! (One local resident said, “Once you’re home, you’re home!”) But when you do venture out, you’ll find Brambleton’s proximity to major area thoroughfares super-convenient. Belmont Ridge Road, Ryan Road, Loudoun County Parkway, Route 50, and the Toll Road help you get around around Loudoun County with ease and assist with commutes east to Reston, Tysons, and Washington, DC. A future Silver Line Metro Stop is due to open in 2020 just to the northeast of Brambleton, offering another choice for area commuters. Currently, a neighborhood Park and Ride provides a great option for getting east to various existing Metro stops and locations like Roslyn, Crystal City, The Pentagon, and Washington, DC.

“Your New Hometown” is how you’re greeted when you enter South Riding on South Riding Boulevard from Route 50, just 2 miles west of the Fairfax County / Loudoun County border. And you do feel like you’re in a “hometown” pretty quickly. People who live here say it has the cohesive feel of a true neighborhood where people actually get to know their neighbors. Perhaps that’s because — while not gated — South Riding is self-contained by natural barriers that make its borders pretty clear. It’s flanked by Route 50 to the north, Poland Road on the east, and Braddock Road to the south. It was the first planned community in this “Dulles South” area, which has exploded in growth since the late 1990s.

There were several companies involved in building homes in South Riding over the years, with the majority of homes being built by Toll Brothers. Housing ranges from apartments and condos to townhouses of varying sizes, attached Carriage Homes, Village Homes with front porches, and mid-sized to large estate series homes. It’s no wonder many families living in South Riding have moved two or three times within the neighborhood — often upsizing as their family grew…and sometimes even downsizing as children go off to college and their needs change.

SOUTH RIDING’S COMMUNITY FEEL, ABUNDANT AMENITIES, AND YEAR-ROUND EVENTS

Even almost 25 years after South Riding was founded, residents still maintain a close-knit community that transcends turnover from one family to the next. Perhaps it is due in part to the large HOA and an active event planning staff. Every month of the year, you can find activities sponsored by the South Riding Proprietary and local businesses. Popular summer events include Friday night concerts on the Town Green, as well as regular movies on the lawn near one of the pools.

Speaking of pools, South Riding has four. Some host group and private swim lessons and team practices and meets, while others have recreational features like a slide and kiddie water park. Dive In movies are held several times each summer at night. Kids and adults alike can relax in the pool while watching a movie projected on a large screen. You’ll also find numerous well-maintained playgrounds around the neighborhood for younger kids.

South Riding even puts on its own hometown carnival called Celebrate South Riding for two days in early June. It’s a great kick-off to the summer, with rides, games, and carnival food. The Fourth of July is another highlight, with a parade leading to a fireworks viewing area with bands, concessions, and other activities. Another newer annual tradition is a family campout at one of the neighborhood parks. Families can pitch their tents and enjoy a hot dog dinner and s’mores by a campfire. For adults, there are comedy nights and the annual Fall Fest with beer and wine tastings.

Other events throughout the year include a Community Clean Up Day, Community Shred (for electronic recycling and document shredding), a Spring Festival, the Jingle Dash and “Glow” 5K races, a Halloween Parade, Book Swaps, visits with Santa, and a Community Wide Yard Sale.    

FITNESS AND SPORTS IN AND AROUND SOUTH RIDING

The newest addition to the community is the expanded Dulles South Recreation and Community Center, one of three rec centers to serve the county of Loudoun. Members and non-members have access to a full fitness center, two pools, rock climbing wall, a wide range of classes, and a senior center. If a smaller gym or cycling studio is more your style, there are plenty of those in the neighborhood, too, as well as running and cycling groups that meet up on a regular basis.

For fitness for all ages, there are miles of trails for running, walking, or biking. One particular trail was recently marked with mileage markers and also has fitness stations along the way. For golfers looking for a course that’s convenient and reasonable, the South Riding Golf Club sits right in the middle of the community. The Pleasant Valley Golf Club, under the same ownership, is just a couple miles east. Tennis courts, some with lights, are scattered throughout the community, along with basketball courts, volleyball courts, soccer fields, and a new mountain biking course in the planning stages.

SOUTH RIDING AREA SCHOOLS AND CHURCHES

Parents will find that there are plenty of local sports leagues, scouting troops, and service organizations to keep kids busy beyond the choices of activities offered at the various schools. Churches serving almost every religious affiliation are within close proximity, many meeting at the local schools. A large 1,200 seat Catholic Church a few miles west of South Riding is due to be complete in June 2021, while a Baptist Church completed in 2009 sits in the center of the community not far from Town Hall. Lutheran, Methodist, Anglican, Presbyterian, Mormon, and various thriving community and Bible churches all have a presence in or right near South Riding. There’s a Hindu temple right outside the community and synagogues just to the north in Ashburn.

With so much to do and get involved in, you can understand how South Riding is one of the most popular communities in northern Virginia and has maintained its property values. In addition, the community is served by top-ranked Loudoun County public schools, including 4 elementary schools (Little River, Hutchinson Farm, Liberty, and Cardinal Ridge), J.M. Lunsford Middle school, and Freedom High School. Paul VI Catholic High School is also relocating from Fairfax County. They will open their new campus along Braddock Road right across the street from one of South Riding’s southern entrances in the Fall of 2020. For younger children, there are now plenty of daycare centers, preschools, and Montessori schools in or within a few miles of the neighborhood. Toddlers and elementary-aged kids also love the many playgrounds scattered throughout the community.

A GROWING RESTAURANT AND RETAIL SCENE IN “DULLES SOUTH”

Retail and restaurant offerings have started to catch up to the growth of the community, with Dulles Landing opening just north of the community across Route 50. Here you will find a Walmart, Dick’s Sporting Goods, Bed Bath & Beyond, Buy Buy Baby, Michael’s, Home Goods, TJ Maxx, and DSW — along with other stores, small businesses, and fast-casual restaurants. Avonlea, a mixed-use development just west of South Riding, is in the planning stages and promises to bring more retail and dining to the area. Of course, there are a couple of shopping centers in South Riding itself which give residents a choice of both Giant and Food Lion grocery stores. Various sit-down restaurants like Ford’s Fish Shack and Wine Styles wine bar are popular spots for adults to relax after a busy week. One of the shopping centers is anchored by Home Depot. Of course, no community would be complete without a Starbucks, and there’s a small one near Food Lion — and another just a couple of miles away at East Gate shopping center near the Harris Teeter.

INFRASTRUCTURE AND COMMUTING FROM SOUTH RIDING

Even the Dulles South Public Safety Center is the first of its kind in Loudoun County, combining a Loudoun County Sheriff’s Office stationed full Fire/Rescue Station. Sitting in the heart of the community, it gives residents a sense of safety and comfort. Residents have enjoyed the benefit of road improvements in the area over the past decade. Route 50 completed a long widening project a few years ago which has greatly reduced morning and evening rush hour gridlock. And with the newly expanded Loudoun County Parkway now offering direct access north to Ashburn  — and roads like Old Ox being widened — South Riding is more accessible than ever.

The Loudoun Gateway Metro station on the Silver Line is set to open in 2020. This makes the Metro more accessible, with just a 10-15 minute drive up Old Ox Road. In the meantime, many residents utilize one of the local Park and Ride stations to make daily work commutes easier. For both business and pleasure travel, getting to Dulles International Airport is a convenient 15-20 minute drive. For times when you want to relax and get away from the hustle-bustle of northern Virginia, you can venture westward on the older part of Route 50 to encounter the beautiful rolling landscape. You’ll find historic estates, horse farms, small towns, antique stores, and many wineries on the drive to Middleburg and the more rural parts of western Loudoun County.
