The Market 

Memorial Day weekend drop in listings.

The three-day weekend does not seem as appealing as it used to for sellers to list their homes. For the week ending May 28, new listings in Loudoun County declined 53% compared to the previous week. New listings throughout the year have lagged 2022, continuing to keep inventory levels low.

Homes under contract dipped only slightly.

It may not have been a preferred time to list, but homes that went under contract last weekend were close to the number from the week prior. Average days on market were flat week over week indicating that buyers are still out there looking to buy. 

Home prices are still at a premium. 

Average list to close price ratio for Loudoun County remained strong at 102.05%, slightly down from the week prior by .18%. This indicates that home prices are still at a premium likely due to continued strong buyer demand despite the increase in mortgage rates. For those buyers who are waiting for prices to fall, they may be waiting a long time.

29th Annual Railway Festival

Experience Manassas this June by attending the 29th Annual Manassas Heritage Railway Festival! This family celebration of rich railroad history features model train displays, train memorabilia, and specialty vendors. These elaborate train displays are created by a number of local model train groups. A crowd favorite, these displays are a must see! You will also be able to enjoy a trip from Manassas to Clifton and back to experience rail travel. Train tickets are $7.50 per person and can be purchased at the Manassas Train Station or online.

Bites Grilled Cheese

We were so sad when Bites had to close due to the pandemic. Situated south of Delirium Cafe on South King Street in Leesburg, it was one of our favorite go to places for lunch. Not only did they serve AMAZING gooey and creative grilled cheese sandwiches, but they had a large collection of Sangria options as well. 

Well, we have good news! Bites is back! Now located in Sterling in a “collective space” alongside Daybreak Biscuits, Nektar Cocktail Bar, Señor Ramon Taqueria, and a Crooked Run brewery. We’re excited to go check out their new location and visit a few other favorites while we’re there.

Banshee Reeks Nature Preserve

If you have ever wanted to give fishing a try, then this would be a great weekend to check it out. June 2nd – 4th are free fishing days in Virginia, which means you do not need to purchase a fishing license to toss out a line this weekend. Loudoun County Parks and Rec is hosting a Family Fishing Day on June 3rd between 9am and 11:30am. You don’t even need any equipment to participate! PRCS will provide poles, bait, and assistance.
