The Loudoun County Market 

Activity impacted by July 4th holiday.

The latest market statistics clearly reflect the fact that last week was a holiday week. Many sellers chose not to put their home on the market when they knew many potential buyers could be away on vacation, there were fewer buyers around to put in offers on active properties, and closings for homes that went under contract in late May or early June were likely scheduled before or after the July 4th holiday week.

Days on market ticked upward.

Time to contract modestly increased. The time it takes for homes to go under contract typically rises at the beginning of the summer. Compared to last year, the median time to contract was 6 days longer. Week-to-week, the median time to contract was up by 1 day. Despite the increased time to contract from last week, the sustained demand and low inventory will keep the typical time to contract lower this year than what was seen in 2019.

Inventory shortage continues.

Listings are scarce for buyers. New listing activity tends to drop off in the second half of the year. This week, new listings were down notably from last week and remain far below more typical levels seen in 2019. With mortgage rates hovering around 7.0%, many homeowners are only listing out of necessity, while the rest are keeping their lower rates.

MLS All Star Game

2023 MLS All-Star celebration brings 5 days of world-class soccer events, music, interactive fan experiences, and community-focused events to Washington, D.C. from July 15 to 19. 

Saturday, July 15th – Head down to the District Pier for the MLS All Star Celebration featuring special guest appearances by MLS players, musical activations and performances, culinary offerings, a watch party experience for MLS matches. 

Sunday, July 16th – Volunteer to work alongside All Star guests to give back to the DC community by helping pack 100,000 healthy meals to distribute to children and families in need. After volunteering there will be a celebration with food, music, entertainment, games and more!

Monday, July 17th – Take in some live music at the MLS All-Star Concert featuring Kehlani w/ special guest DJ Pee .Wee at The Anthem. Ticket fees benefit DC Central Kitchen.

Tuesday, July 18th – Check out the All Star Skills Challenge at Audi Field. MLS All Star and Arsenal FC players will compete in six different skills competitions.

Wednesday, July 19th – Take in the MLS NEXT All-Star Game at 10:30am at Glenn Warner Soccer Facility at the Naval Academy where 44 of the top MLS NEXT plays will face off in an East vs. West game. Grab a ticket for the main event! The MLS All Star game kicks off at 8:00pm where English Premier League side Arsenal FC will face the best in MLS.

Double X Archery

Double X Archery recently opened its doors on Market St. in Leesburg and brings something completely new to our area. They are a specialty shop focused on archery equipment and supplies, bow tuning services, arrow fletching, and repairs, but they also have an indoor shooting range. You can book range time to practice on your own but they also offer lessons for all ages.

Owners Mike and Tony are avid hunters and outdoorsmen who are excited to share their passion for archery. Both are USA Archery certified level 2 instructors ready to help you build your skills.

Do you love yoga? Do you love puppies? Be sure to check out puppy yoga at La Grange winery where you can enjoy a beginner level yoga class led by an instructor from Transform Power Yoga while being surrounded by puppies from A Furever Haven! There will be time after class to play with the puppies. The cost is $40 and you can get tickets here.

This indoor adventure park offers something for everyone in the family from ninja courses, to ropes courses, trampolines, dodge ball, climbing walls, zip lines and more. There is tons of fun to be had for kids and parents alike, but if you are a parent that just needs a break from it all or if you need to get some work done, there is a Parent Zone where you can grab a seat overlooking the park. There are trained coaches throughout the park to supervise all activities.

You can purchase admission by the hour or buy an all day pass. They also offer birthday party packages, group and corporate events, and private facility rentals. There are locations in Sterling and Rockville.
