Many of you may remember my post from a little over a year ago in which I introduced you to Birchwood at Brambleton, an “active adult” community for the 55+ set, nestled into the southeast corner of the award-winning master planned community of Brambleton in Loudoun County.

I’ve been a big fan of this neighborhood, in addition to the range of home styles, ever since I’ve visited. While there were initially three builders offering different home styles and floor plans, one (Miller and Smith) quickly sold out of their small number of lots. Both Van Metre and Tri Point Homes (formerly known as Winchester) continue to build, but lots for new homes have been selling faster than anticipated throughout the pandemic. And prices continue to go up, so if you’re interested in this community, you really owe it to yourself to take a look. Birchwood at Brambleton Offers a Community Feel with Plenty to Do

I started working with a client right at the beginning of the pandemic last March, and after one weekend of looking at homes, she was sold on Birchwood, with all its amenities, great location, and close-knit community feel. It’s easy to meet people here, as everyone I’ve met is very friendly and looking to interact with neighbors (although, like other places, that’s limited now during the pandemic!). When things are able to get back to a more “normal” routine, you can expect to find things like cooking demos, wine tastings, live music, and other events available to residents each week. Plus, the gorgeous multi-level Clubhouse (shown at the top of this post) with soaring ceilings and walls of windows offers plenty of lounging space, work space, billiards, an indoor pool, workout rooms, a theater area for movies, an art studio, and a golf simulation area. Outside you’ll find pickle ball courts, an outdoor pool, fire pits, and decking overlooking the lake. There are plenty of walking trails, too.

Plans for Future Development of this Popular Community

Birchwood at Brambleton has plans to continue development on the eastern side of Loudoun County Parkway as well (right now there are just apartments). However, the developer has not yet released the lots to specific builders, and Van Metre was unsure of the exact timetable for that. There will be another Clubhouse on this eastern side (albeit smaller).

Current Inventory of Lots is Going Fast

Let me give you an update on what is still available in the way of new construction on the western side. (Of course, I can also help you with resales, although those are pretty limited in this new community at this time.) As I said, property values here continue to appreciate. For example, the base price of the 2-level Van Metre Towne home my client put a contract on back in late March of 2020 has already gone up $40,000 since then. With limited supply of new construction in active adult communities, the demand for homes in Birchwood will continue to outpace supply, making it a good long-term investment.

Two Builders Give You a Huge Range of Home Styles and Floor Plans

Van Metre offers the widest range of home styles, from one-level condos to various 2- and 4-story townhomes (some with elevators) to 3-level single family homes. A new series of condos, called “The Rise,” with parking spaces more accessible to owners’ individual units, has just been released for sale. Tri Point Homes offers two styles of attached homes, the Bungalows with three levels of living and the Carriages with two levels (no basement). As you would expect in a 55+ community, there are floor plans from each builder offering main level Primary Bedrooms and Baths, and there are multiple options for customization for each style of home. Both of these builders very much let you make your home your own, based on how you live. There are some really cool outdoor living features offered as well, including covered decks, 3-season rooms, and rooftop terraces like the one below.

Options Fit a Range of Size Preferences and Budgets

Square footage can range all the way up to about 4,000 square feet of living space in the single family Van Metre homes, and base prices run the gamut as well, depending on the style of home (condos start in the mid-$300s). Currently, the model home of the gorgeous Van Metre Towne “Bernstein” floor plan (the same floor plan my client purchased) with a Primary Bedroom on the Main Level, is for sale at $839,990 (Great Room shown below). Obviously, being the model, it has a ton of structural and design upgrades including an interior brick wall, a gourmet kitchen, and an expanded floor plan offering 4 bedrooms and 3.5 baths.

Birchwood in Brambleton Offers Home Styles to Suit Every Taste and Budget

Imagine an “active adult” community where you can choose from three builders offering everything from apartments and condos to many styles of town homes, carriage homes, villas, and single family homes. Some even offer the option of elevators within the residence. Now is a great time to buy, because the community is in its infancy with fewer than 300 units sold. Therefore, you have more choices when it comes to the best lots and the homes that suit you best. When it’s all built out in another 5+ years, Birchwood will have a total of 1,500 homes.

Miller and Smith, Van Metre, and Winchester all offer multiple styles of living and floor plans. You’ll find “flats” (one level condos) priced in the $300s…all the way up to single family homes priced in the $700s. Some floor plans start at around 1,000 square feet, while single family homes with finished basements can provide around 4,000 square feet of livable space. There are lots near the gorgeous new clubhouse, as well as lakefront lots. Right now, the majority of development is happening west of Loudoun County Parkway, with future residential (beyond the existing 55+ apartments) and a second clubhouse on the eastern side of Loudoun County Parkway.

Fun and Unique Features for Today’s Style of Living

One of my favorite features of most of these homes is the ability to create customized outdoor spaces — whether it’s a covered deck off the living area, a screened in porch (shown above), or even an outdoor terrace off the bedrooms. There are plenty of options for main floor Master Suites, and your guests will love the feature many of the floor plans offer upstairs: an open loft “retreat” at the top of the stairs, leading to secondary bedrooms. This can be a cozy getaway for watching TV or be used as a study or entertaining space (wet bars optional).

Beautiful upgrades and finishes abound, so your new Birchwood at Brambleton residence can have all the fresh, luxury touches that lend themselves to light, open, refined living. Ceilings are 9′ or even 10′ high, adding a spacious and grand feel to the homes. Some single family homes have basements, while others do not. (Below is a photo of my favorite basement feature from one of the Winchester models…a wine tasting area!) For floor plans without basements, you’ll find the builders also make creative use of floor plans to add extra storage nooks.

Convenience and Low-Maintenance Living in Birchwood at Brambleton

While the community is called Birchwood at Brambleton, it’s a different HOA from Brambleton. However, you’re only a very short drive from the Brambleton Town Center with its shops, restaurants, movie theater, and new state-of-the-art library. Plus, there’s more commercial development slated for the southern end of Birchwood. Keep in mind, you’re also just minutes from Route 50, the Dulles Toll Road, , the Brambleton Park and Ride, the Silver Line Metro, and Dulles Airport. Best of all, with these low-maintenance residences, travel is as simple as locking your door and catching a flight!

Experience All the Charm and Numerous Activities Loudoun County Offers

And when you’re in town, you’ll have all the great attractions to explore nearby, including dozens of wineries, craft breweries, convenient shopping and dining at Dulles Town Center, Reston Town Center, One Loudoun, and the Leesburg Premium Outlets®. The walking and biking trails in the neighborhood and throughout Brambleton, along with nearby Brambleton Regional Park and Brambleton Golf Course, give outdoor enthusiasts plenty to do. The Udvar-Hazy National Air and Space Museum just east of Birchwood provides the perfect half-day or full-day excursion with out of town visitors, kids, or grandkids — as do the local civil war battlefields.

At Birchwood at Brambleton, You Don’t Have to Go Far for a Vibrant and Engaging Social Life!

But day-to-day, you’ll probably be busier than you ever thought you’d be with all the amenities and events to take advantage of right within Birchwood. The gorgeous new clubhouse boasts an indoor lap pool, an outdoor pool overlooking the lake, Pickleball courts, bocce ball, a kitchen for cooking classes and demos, an art studio, a cyber cafe area, a golf simulator, billiards, an exercise room and yoga/Pilates studio, a movie screening area, and ample outdoor decks, a fishing pier, and fire pit. There’s even a tot lot for the grandkids! Parties, wine tastings, movie nights, pop-up Farmer’s Markets, football viewing, art shows, and potlucks at the clubhouse keep residents stimulated and engaged. Condo fees, which I found to be very reasonable (they vary based on type of home), include full access to the clubhouse, landscape services for common areas and individual lots, trash and recycling removal, pet waste stations, TV, and Internet.

Oh — and guess what? Loudoun County was recently ranked the #1 Happiest County in America…and the Healthiest County in Virginia! But for when you do need to pay the doctor a visit, you’ll find plenty of choices at all the medical facilities nearby, including some right in Brambleton. Plus, you’re just a few miles from the new Stone Spring Hospital Center and about 15 minutes from INOVA Loudoun Hospital in Leesburg.

My love for Loudoun Country runs deep, and it’s wonderful to see such a world-class 55+ community being developed right here in the heart of this vibrant county. I’ve found that many people — my husband and I included — want to stay in Loudoun once we’re empty nesters. But we just want something smaller than we have now — and in a community that offers plenty of social and recreational outlets for the bit of added time we may have on our hands! Loudoun County is home to many planned communities, and one of the more notable and popular ones is Brambleton. While it has a close-knit community feel, it also offers the energy and excitement of an urban space.

Begun in 2001, Brambleton offers homes, condos, and town homes of all sizes, built by a variety of reputable builders over the years. The town center’s expanding retail and restaurant scene, including a movie theater, lends an urban vibe and serves as a central gathering place. If you’re looking for greener spaces, check out Legacy Park, a mini “Central Park” style area across from the town center. You’ll find swings and a playground for kids, plenty of spots for relaxing under a shady tree, and the perfect area for dog walking and greeting neighbors. Other parks are scattered throughout the neighborhood, and a new Dog Park just opened. There’s great anticipation surrounding the 257-acre Hansen Regional Park, due to be complete in the spring of 2022. It will offer multiple fields, baseball diamonds, equestrian facilities, a skate park, mountain bike trails, picnic areas and more.


Community Schools and Recreation Galore…

Brambleton is served by four elementary schools, two middle schools, and three high schools. Daycare centers, preschools, and tot lots dot the landscape, giving young families plenty of options to keep kids active prior to elementary school. If you’re an exercise enthusiast, you’ll love the 18+ miles of local walking/jogging trails that wind their way through the community, in addition to numerous pools, tennis courts, exercise stations, and the large Onelife Fitness gym. (Best of all, all buyers of new construction get a free one-year membership at the gym!) A regional golf course flanks the northern end of the community, and the adjacent Beaverdam Reservoir offers boating, fishing, hiking, and rowing opportunities.

You’ll never be bored in Brambleton. After all, you’re sure to enjoy at least a few of their 50+ events each year…like 5K races, a Farmer’s Market, a Santa tour, Comedy Night, Spring Yard Sale, Neighborhood Campout, and outings to theater events downtown.


Infrastructure, Amenities, and Transportation Make Life Convenient in Brambleton

The Brambleton Public Safety Fire & Rescue Station sits at the southern part of Brambleton, offering a degree of comfort. Future plans include more commercial development, an Educational/Medical Campus, and a Cultural Center. Of course, there’s already doctors’ offices, a Harris Teeter grocery store, Peet’s Coffee, 14 restaurants, and over 50 retailers. The biggest event to generate excitement over the past year was the opening of the 40,000 square foot state-of-the-art Brambleton Library (shown below), offering not just books and resources but meeting rooms, open spaces, events, a Makerspace lab, and even notary and passport services.


With so much right within Brambleton, you may find you don’t have to go elsewhere for much! (One local resident said, “Once you’re home, you’re home!”) But when you do venture out, you’ll find Brambleton’s proximity to major area thoroughfares super-convenient. Belmont Ridge Road, Ryan Road, Loudoun County Parkway, Route 50, and the Toll Road help you get around around Loudoun County with ease and assist with commutes east to Reston, Tysons, and Washington, DC. A future Silver Line Metro Stop is due to open in 2020 just to the northeast of Brambleton, offering another choice for area commuters. Currently, a neighborhood Park and Ride provides a great option for getting east to various existing Metro stops and locations like Roslyn, Crystal City, The Pentagon, and Washington, DC.


Catching domestic or international flights couldn’t be easier, either, with Dulles International Airport sitting just east of Brambleton. But rest assured, you’ll feel like you’re tucked in a quiet little oasis in Brambleton.

There’s even a new 55+ community within Brambleton called Birchwood, with 11 models now open and prices from the $300s-$700s. Some are even available for immediate delivery.
